Would I Buy This RCFE? Breaking Down a Real California RCFE Deal
Episode published July 28, 2026
A deal review is useful when it shows how a buyer thinks, not when it promises a result for every facility. Each opportunity has its own financial, operational, property, licensing, and transition questions to verify.
Start with the evidence
Compare the seller’s claims with source records. Review the business separately from the real estate, and identify which assumptions depend on future occupancy, staffing, repairs, financing, or a lease. Write down unanswered questions rather than filling gaps with optimistic guesses.
Decide what would change your view
Before negotiating, define what matters most: the operating business, location, property, structure, or transition support. Ask qualified professionals to assess issues outside your expertise and decide what information is necessary before you proceed.
Questions to bring to your next conversation
- Which claims have been independently verified?
- What risks remain unresolved, and who can evaluate them?
- What terms or findings would make you pause or walk away?
