Should You Buy an Existing RCFE or Start One From Scratch? | California RCFE Guide

Episode published July 2, 2026

An existing facility and a new operation offer different starting points. The right comparison depends on the buyer’s experience, timing, resources, desired control, licensing path, and appetite for building systems from the ground up.

Compare a running operation with a new build

An established RCFE may offer an operating history, staff, residents, systems, and a property or lease to assess. It also brings inherited records, obligations, and possible operating issues to investigate. Starting from scratch offers more control over setup, while requiring a site, approvals, staffing, systems, capital, and time before operations are established.

Use your capabilities as the comparison point

Estimate total investment and time, identify licensing and property requirements, and consider how you will recruit and manage staff. Ask qualified professionals to verify the specific requirements in your location and circumstances; neither path is inherently simpler or more profitable.

Questions to bring to your next conversation

  • How much time and operating experience can you bring?
  • Which startup, transfer, and property requirements need verification?
  • What capital and support does each option require?
