RCFE Financing Explained: SBA Loans, Conventional Loans & Seller Financing
Episode published August 11, 2026
Choosing a funding path is part of deciding whether an RCFE deal is workable. Financing terms can affect the buyer’s cash needs, risk, approval timing, and the seller’s role after closing.
Prepare a lender-ready overview
Gather buyer background, proposed transaction structure, financial records, property details, operating plan, and an estimate of working capital. Ask each lender which requirements apply and what must be true before approval. A program name alone does not establish eligibility.
Compare obligations, not labels
Review repayment, fees, guarantees, collateral, covenants, prepayment terms, required reserves, and any seller note conditions. Have counsel review proposed seller financing and confirm how it interacts with other funding and closing terms.
Questions to bring to your next conversation
- What is the lender actually willing to finance?
- Which personal guarantees or collateral may be required?
- How do proposed loan and seller-note terms interact?
