How to Value an RCFE in California | Don't Overpay for an Assisted Living Business
Episode published July 1, 2026
Buyers need to understand what supports a proposed RCFE price. A thoughtful analysis separates operating-business performance from the property and checks the assumptions behind reported earnings, occupancy, and future needs.
Check the operating picture
Review multiple years of available financial records, tax returns, payroll, occupancy trends, staffing, and major contracts. Ask how owner compensation, unusual expenses, deferred maintenance, and one-time items have been treated. Make adjustments only when they are supported and reviewed appropriately.
Keep property and business assumptions distinct
If real estate is included, assess its condition and value separately with qualified help. If the facility is leased, review rent, term, renewal, and transfer provisions. Compare the full cost of ownership or occupancy with a realistic operating plan.
Questions to bring to your next conversation
- Which earnings adjustments have documentary support?
- Are you pricing the operation, property, or both?
- What could make future performance differ from the seller’s projections?
