How to Increase the Value of Your RCFE Before You Sell | California RCFE Seller Guide

Episode published July 23, 2026

Owners preparing for a future sale can focus on making the business easier to understand and operate. Preparation is not a promise of a higher price; it can help a buyer assess what exists and reduce avoidable uncertainty.

Strengthen the records and routines

Keep financials current, document occupancy and staffing trends, maintain policies and contracts, and make clear who handles essential tasks. Address practical maintenance items where appropriate and keep records of completed work. Avoid short-term changes that compromise resident care or sustainable operations.

Identify dependencies and unfinished work

List areas that rely heavily on the owner, unresolved operational issues, and known property needs. Discuss licensing, employment, legal, tax, and valuation questions with qualified professionals. A measured plan can prioritize improvements that make sense even if you ultimately decide not to sell.

Questions to bring to your next conversation

  • Can another person understand how the facility operates?
  • Which records or processes need better documentation?
  • Which improvements also make sense if you keep the business?
