How Do You Finance an RCFE Purchase? | California Assisted Living Business Financing

Episode published July 7, 2026

An RCFE buyer’s financing plan should fit the full transaction, not just a purchase-price target. Funding, reserves, closing costs, property work, and transition cash all affect whether an acquisition can be responsibly operated.

Get clear on the funding need

Outline how much is needed for the business, property if included, fees, improvements, working capital, and reserves. Separate buyer funds from proposed borrowing and ask lenders what documentation they need to evaluate the borrower and the opportunity.

Keep funding and transition steps coordinated

Financing approval may depend on the transaction structure, collateral, borrower profile, property appraisal, or other conditions. Coordinate with lenders and qualified legal and financial advisors; do not assume that a loan approval or licensing step is complete until confirmed.

Questions to bring to your next conversation

  • What amount is available for operating reserves after closing?
  • Which parts of the proposed deal need separate financing?
  • What conditions must be met before funds can be released?
